Projects can only submit and achieve up to a total of 10 Innovation points + additional *5 SEC Innovation points (15 in total) for:
- Office v1.1 submissions (in South Africa and all other African countries for which Local Context Reports have been written)
- CUSTOM Tool submissions
- Retail v1 submissions (in South Africa and all other African countries for which Local Context Reports have been written)
- PEB v1 submissions (in South Africa and all other African countries for which Local Context Reports have been written)
- MUR v1 submissions (in South Africa and all other African countries for which Local Context Reports have been written)
- Interiors v1 submissions (in South Africa and all other African countries for which Local Context Reports have been written)
* This is in addition to a project SEC rating i.e. a project can achieve a SEC rating. The 5 SEC Innovation points are provided to promote and recognise the extra ordinary effort that projects go to achieve SEC points.

The GBCSA provided the following clarification regarding the external areas/ basement are included in the flooring, wall covering and furniture calculations under the material category for tenant fit outs that include the entire building;
The Tenant is required to define the projects GLA upfront and throughout the submission. This will establish consistency as to which credits can or cannot be targeted by the project team as well as which credits will become non-applicable.

The project will need to define if it was an integrated fit out or shell and core base building fitout;
Integrated Fitout - A fitout where the tenancy design and construction is fully coordinated with the base building design and construction. This includes finishes, services and fitout to all areas, both common and fitout-specific, with services fully installed at each floor. The definition of integrated fitout for purposes of Green Star SA is a fitout space where; All ceilings, floor coverings, lighting systems, mechanical, electrical and hydraulic services, partition walls, and finishes are installed, fit for purpose for the fitout occupant, prior to leasing.
Shell and core fitout- A space that, prior to fitting out, was delivered with: No ceilings, floor coverings, lighting systems and partition walls, and
Ducts from air supply and return risers finish within 1m of the face of the riser.

Definition of Net Lettable Area (NLA)

Net Lettable Area (NLA) is the area which is reserved exclusively for the tenant, and excludes common areas. NLA (measured in square metres) is the floor space between the internal finished surfaces of permanent internal walls and the internal finished surfaces of dominant portions of the permanent outer building walls.
