Space is designed to accommodate at full capacity and it may be deemed that the 'user' as defined in the credit may include planned visitors to the office space. Therefore for formal meeting rooms that are intended and designed specifically for visitor interaction, the number of visitors able to be accommodated in these formal meeting spaces may be included into the number of users when calculating the work space efficiency value of 1 person per 15 square meters as per SANS 10400-A (2010). However, when adding in these visitors for these specifically designed visitor interaction meeting rooms the following must be taken into account:
- Meeting space full capacity based on number of seats
- Minimum of 1 seat per meeting space is allocated to an already accounted for staff member
- Remaining seats are thus deemed visitor seats
The remaining visitor seats number is then added to the total number of 'users' in calculating work space efficiency.
This Technical clarification does not apply to the following:
- Any space that is not G1-Offices
- Meeting rooms that are designed and intended for staff member only use such as:
- Activity rooms
- Quiet work stations
- Team work rooms
- Impromptu meeting spaces
- Fully public meeting rooms available to the open public (would be classified as A1)
Working Example:
A |
Number of seats |
132 |
|
B |
Number of meeting spaces (to determine number of hosts per meeting room) |
14 |
|
C |
Minimum of 1 seat per meeting space is allocated to a staff member. |
14 |
Equal to number of number of meeting spaces above (= B) |
D |
Remaining seats available for visitors |
118 |
= 132 – 14 (= A-C) |
